Home Information Packs
From 1st June 2007, the Government has
prescribed by law that no residential property being sold to an owner occupier
with vacant possesion can be marketed without a Home Information Pack (HIP).
In order to commence marketing, at the very least, the required elements of
a basic HIP need to be in place which consists of an Energy Performance Certificate
(EPC) and key legal documentation. An EPC will necessitate a qualified Domestic
Energy Assessor inspecting the property.
Presently the following documents are compulsory being
the minimum required content and must be included within the Basic Home Information
Pack comprising:
* Index - Should list all documents included in the pack, as well as any missing
documents that are to be included later
* Sale Statement - A brief statement of property being sold
* Land Registry Title & Plan - Up to date official record of who owns the
land
* Energy Performance Certificate – Using A to G energy efficiency ratings
and recommendations to save costs
* Local Authority Search
* Drainage and Water Search
* Additional documents for Leasehold Properties (including a copy of the
Lease, service charge and building insurance information together with Landlords
details)
* Copy of a New Homes Warranty and any further guarantees (if applicable)
Furthermore you can also volunteer to add additional documents
at further cost to the Home Information Pack including:
* Home Condition Report – based on a professional survey
* Copies of any Planning, Listed Building or Building Regulation consents
* Replies to Standard Preliminary Inquiries
* Other Guarantees - for works carried out on the property
* Any Other Searches
Marketing can begin once the EPC Report together with the Index, Sale Statement
and Land Registry Title are in place, provided the other compulsory items
required within the basic HIP have been recorded as being applied for.
